General Leasing Questions

How do our rates compare to on-campus housing rates?

When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities and community events. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.


Can additional furniture be brought into the apartment?

You are welcome to bring additional furniture with you, but don’t forget that we fully furnished all of our apartments.

Can I pay my bill with a credit card? Is there an extra charge?

Great news! The Reserve at Saluki Pointe added a new feature that lets you pay online! View your balance, submit electronic check, or pay with a Visa, MasterCard, American Express, or Discover from any computer. Just log on to our website, click the “Resident Login” button. After login, you’ll be taken to our resident rent pay portal. There is a convenience charge for this service. However, if you choose to pay with a checking account online, the fee is only $1.50!

Do I have a meal plan?

Meal plans are not offered at The Reserve.

Do you allow pets?

The Reserve at Saluki Pointe is a pet friendly community! Permitted animals must weigh no more than 50 lbs. and aggressive breeds are not permitted. No more than one animal is permitted in a bedroom and no more than two animals are permitted in an apartment.

How are roommates matched?

We have partnered with RoomSync to provide a modern matching platform where residents choose their own roommates. After you complete the leasing process you will be emailed a link to join our RoomSync network. You will then log in to RoomSync using Facebook, create a matching profile, and begin your search to find your new best friend - or roommate for starters. If you already have a roommate in mind, you can confirm your roommate request within RoomSync.

How are rooms assigned?

Residents who already have preferred roommates can confirm their roommate match requests using RoomSync, our roommate matching platform. If they do not already have a roommate, residents will search for and choose their own roommate using RoomSync. Residents will be able to communicate with each other during and after the selection process. In the event that potential roommates discover that they are no longer compatible, they can request a different roommate and we will do our best to accommodate any change request. To provide sufficient time and the greatest opportunity for residents to find the perfect roommate, they should apply and sign a lease as early as possible.

How close to campus are you?

We are 1.2 miles south of SIU and within walking and biking distance. There is a shuttle that goes to and from campus for your convenience. The shuttle currently runs twice an hour (:04 and :34 after the hour) from 7:04 a.m. to 7:04 p.m Monday through Friday, until 7:34 p.m. on Saturday, and from 12:34 - 5:34 p.m. on Sunday. We are also on the Saluki Express Late Night Route which runs until 2:30 a.m. Friday and Saturday!

How many people live there?

The Reserve is a 768 bed apartment community with 228 apartments.

If I am over 21 do I need a guarantor?

Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, EdR Management, Inc. will accept a security deposit of one (1) installment.

If I pay in full, do I get a discount?

Currently, we offer no discounts to those that choose to pay rent in full. However, there is the peace of mind knowing that you do not have to worry about getting rent to us each month and accumulating late fees if you are past the deadline.

Is parking available?

The Reserve has ample parking for you and your friends to come over and hang out with you. All parking is free and first-come-first-serve. We have 967 parking spaces with only 768 residents!

What do I need to hook up my computer to the internet?

You will need a CAT 5 (Ethernet) cable. We have internet outlets in each bedroom and common area. Your computer must be configured properly for the internet to work. Your computer or device must be registered as an active device with our internet service provider. We also have community-wide WiFi.

What if I need to cancel my lease?

Leases are legal contracts for the entire lease term, and the resident will be responsible for the lease. However, we do offer a reassignment option, which involves a $200 fee and the resident will be responsible for finding another resident to take over their lease before they are released from their obligation to the lease.

What is the cost?

What size are the beds?

Our beds are full-size, extra-long. We suggest you bring queen-sized sheets, which will work well instead of paying higher prices for “special” sized sheets.

What types of leases are available?

The Reserve offers 12 installment lease installments, with terms beginning on August 16, 2018 and ending July 31, 2019. We also offer short term leases that begin on August 16, 2018 and end either on May 31, 2019 (10 installment lease*) or on December 31, 2018 (five installment lease). You will have a chance to renew your lease before the end of the lease term, and you can continue your stay with us without moving out. *Subject to availability.

What utilities are included in my monthly installment?

The Reserve takes care of all utilities EXCEPT your electric (required) and a land-line telephone (optional). Here is a list of what we provide for your convenience: *Water *Trash Removal *Wireless Internet community wide *Cable + HBO in every bedroom and in the common area

When can I move in?

Move in date for Fall 2018 is August 16, 2018. Early move-ins are not allowed due to the limited time that The Reserve has to turn over the units.

When is my first payment due?

Fall 2018 residents will need to pay their first month’s installment by July 15, 2017.

Will you send me a bill for each installment?

We do not send any invoices, but for your convenience, you can use our online resident portal to check your balance at any time. However, payment is due at the first of the month and is consider late after 10:00 AM on the 3rd.

Renewal Questions

Can I request different roommates?

We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.

What is a "renewal?"

Are you loving it here and can't imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at your community!

If I renew, do I have to move out and then move back in?

When you renew and choose to stay in your current spot, no moving is required!

If I renew, will my guarantor have to sign again?

No. Your guarantor doesn't have to do anything extra!

I'm graduating in December, can I still renew?

Contact the office for details on the options available to you.

I just moved in, is it too early to renew?

Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.

How do I renew my lease?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as "1,2,3!" Just following these steps:

1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.

When do I start paying the new rent amount?

On the first day of your new lease.
